Apartment Gutter Cleaning Frequently Asked Questions
Ken's Gutters
For most apartment communities, we recommend a minimum of two professional gutter cleanings per year — one in late spring after seed pods and pollen season, and one in late fall after leaf drop. Properties with heavy tree canopy, flat or low-pitch rooflines, or high rainfall regions may benefit from quarterly service. Ken’s Gutters works with property managers to build a maintenance schedule based on your specific property conditions and local climate.
When apartment gutters go uncleaned, debris builds up fast across multiple buildings and dozens of downspouts. Leaves, twigs, and compacted sediment block water from draining properly, forcing it to overflow against siding, foundations, and building entrances. For a property manager, that means foundation damage, water intrusion, mold risk, and the kind of exterior deterioration that shows up in maintenance requests and resident complaints.
Stagnant water and decaying debris also create pest and mosquito breeding grounds, which is a different kind of problem when you have residents living directly above or adjacent to affected rooflines. Left long enough, the weight of saturated debris can cause gutters to pull away from the fascia entirely, turning a routine cleaning into a repair bill. Staying on a regular cleaning schedule is the simplest way to keep all of that off your plate.
Pricing varies, depending mostly on the total linear footage of gutter to be cleaned. We won’t charge for peak periods or against whether-related events that might have increased the debris in your gutters. Height and ease of access are factored in where relevant, but we’re used to all heights and roof types. We can almost guarantee that we will provide you the best possible price available anywhere, industry wide. Our minimum is $1,800.00 and we offer bulk discounts when handling apartment portfolios.
Most apartment communities are completed within a single day, though the number of buildings and total property size can extend that depending on the job. We schedule around what works best for your residents and your on-site team, keeping disruption to a minimum throughout the process. Because we arrive fully equipped and fully licensed and insured, we operate within our own oversight systems without needing to pull your maintenance staff away from their day.
Aside from granting property access, a member of your team will not have to be on-site. Instead, we will photograph and upload for your immediate and real-time viewing, photos of your gutters Before-and-After we clean them, and on each separate building we service.
